House Rules and Policies
To ensure that all our guests have a pleasant experience, we have some house rules to preserve a peaceful environment. By booking you agree that you have read and agree to comply with the following rules. Failure to comply may result in charges, loss of your deposit, and/or being asked to leave the property.
Check-in time is from 2:00 PM onwards. Check-ins beyond 8:00 PM will be self check-ins. We will provide instructions for this as needed. Early check-in is subject to room availability and a corresponding fee.
Checkout time is 12:00 PM. Late checkout is subject to room availability and an additional charge. For stay extension, please inform us at least 2 hours before the checkout time.
Each room’s maximum capacity must be strictly observed. Additionally, all visitors must be registered. Our Chī micro-apartments are allowed 1 visitor. Meanwhile, our Ōkī studio apartments are allowed 2 visitors. Visitors must leave the premises by 8:00 PM or be subject to additional guest charges.
All bookings must have at least 1 guest of legal age. Minors may be part of the booking given the presence and supervision of their parent or guardian.
Pet size limit of 25 lbs per pet. Chī rooms can accommodate a maximum of 1 pet, while Ōkī rooms can accommodate a maximum of 2 pets. Larger pets are subject to approval.
Pets must have updated vaccines and be free from any fleas and ticks.
Pets are strictly prohibited from the room’s bed/s and/or futon/s as consideration for future guests.
Owners must clean up after their pets and are solely responsible for any and all damages caused by their pets. It is highly advised that pets wear diapers while within the building’s premises.
Pets must be leashed and must be accompanied by their owners in public places at all times. Do not to leave any pet/s unattended. Pets left unattended, for a period of more than forty-eight (48) hours inside the room, shall be considered abandoned and shall be reported to the proper authorities.
Pet owners will be required to promptly address any complaints made by fellow guests or tenants regarding noise or any other such disturbance that may be caused by the pet. In the event that any pet is considered dangerous by the management, it shall immediately be removed from the property.
One (1) free parking is allotted per room. Advanced reservation of parking may be requested, however availability is on a first come, first served basis. We can accommodate the following car size: minimum 160mm ground clearance, maximum 1.90m height and 1.85m width. Cars larger than the aforementioned dimensions may not be able to fit in our slots.
Bicycle parking is available on the ground floor; kindly bring your own lock.
Strictly no smoking, vaping, grilling, or open flames, including fireworks and candles, within the building’s premises, including the basement parking and the balconies. Violation of this rule is subject to a ₱10,000 penalty.
Bringing of any deadly weapons guns, knife, or illegal substances, including drugs and flammable materials is strictly prohibited
The unique keypad code for each room should not be shared to outsiders or visiting guests. Management has provided this information only to the registered guest, and therefore preventing any illegal access, without forced entry, is the responsibility of the guest.
Quiet hours are observed between 10:00 PM – 7:00 AM. Loud, disruptive noises, including karaoke, are strictly prohibited at all times.
Take-out foods and drinks are allowed inside the room. Reheating and preparation of food can be done within the room, but cooking is allowed only within the Common Pantry. Heavy cooking, such as deep frying and those producing obnoxious odors, including but not limited to offensively smelling spices/fruits/snacks/dried fish or similar food preparation, is prohibited.
Parties are not allowed. Meanwhile, private events must follow the room capacity limitations.
Please be a good guest by turning off the lights, exhaust, and air-conditioning upon leaving the room. For your security, make sure all doors and windows are locked upon leaving.
Do not leave any important or personal items unattended, especially in the common areas. The management bears no liability over any losses. The management will also dispose of all items left by guest after 5 days. Luggage/item storage must be requested and is subject to approval and space limitations.
Report any damage, stain, or faulty item you notice upon arrival. All damages reported or discovered upon checkout will be the guest’s responsibility. All items inside the room are lent to you in a good and working condition. All damages are subject to a charge based on the purchase price of the item plus a 20% admin cost.
Cancellation Policy
For cases when a guest would like to cancel their booking:
1. Full refund for cancellations made at least 14 days before check-in.
2. 50% refund for cancellations made 7–14 days before check-in.
3. No refund for cancellations made within 7 days of check-in.
4. Full refund for cancellations within 48 hours of booking if at least 3 days before check-in.
Shortened Stay Policy
For cases when a guest would like to shorten their booking duration:
1.Full refund for shortened/removed nights if requested at least 7 days before check-in. 50% refund for shortened/removed nights if requested less than 7 days before check-in.
2. Refunds for discounted bookings are calculated as follows: original booking fee minus adjusted fee for shortened stay multiplied by the applicable refund percentage.
3. Bookings can be only shortened to a minimum of 25% of the original booking duration or 1 night, whichever is longer.
4. We may, at our discretion, issue a larger refund if the unused nights are successfully rebooked
Rebooking Policy
For cases when a guest would like to adjust their check-in or checkout date:
1. Guest must provide notice of rebooking at least 7 days before check-in. Requests are subject to availability.
2. Rebooked check-in must be within 14 days of the request date.
3. Cancellation after rebooking follows the regular cancellation policy.
4. Booking fees may adjust depending on prevailing rates.
5. Reservations can only be rebooked once.
